Broadbeach has a new jewel in its crown: GRAYA has pulled the (albeit rendered) wraps off the Enclave Sky House โ€“ a unique, three-storey penthouse purpose-built to redefine coastal perfection and tagged at $26.5 million.

Sitting atop GRAYAโ€™s latest project, Enclave (which banked $80 million in sales on day one when it was announced to the public back in May), the Sky House is a 1,012-square-meter private palace with a design brief that reads like a billionaireโ€™s mood board. Think a fully fledged rooftop retreat with a swimming pool, multiple entertaining areas (including a home cinema), and uninterrupted 360-degree views that swing from the Pacific Ocean to the Gold Coast hinterland.

Enclave Sky House

Itโ€™s the developerโ€™s most ambitious residence to date, and the kind of trophy address thatโ€™s expected to shatter local records โ€“ the same rarefied category as Sydneyโ€™s One Barangaroo penthouse, which was sold for $141.5 million in June this year. In fact, a three-level Enclave residence below the penthouse that was recently sold to a Dubai resident for $22.05 million, all but guaranteeing a local property record for Sky House.

The numbers are impressive, but thatโ€™s what you should expect when the specifications of the penthouse are this comprehensive. Four bedrooms confirm its suitability as a family home, while a wellness suite, office, cinema, billiards room and sports bar, and a dedicated wine-tasting lounge flow across the remaining palatial floorplan, surrounded by floor-to-ceiling glass.

GRAYAโ€™s leading fraternal duo โ€“ Rob & Andrew Gray.

โ€œThere are very few people, both in Australia and internationally, who would look at a residence of this calibre,โ€ explained Rob Gray, Director of GRAYA. โ€œWith the Enclave Sky House, we think weโ€™ve created the ultimate GRAYA home โ€” but this time, in the sky. Itโ€™s a one-of-a-kind property that we believe is unmatched on the Gold Coast.โ€

Unsurprisingly, moving between spaces is as much of a joy as experiencing them, with a sculptural spiral staircase punctuating the soaring internal voids as it winds between all three floors. Plenty of real estate agents try selling their top-floor apartments as penthouses, but Enclave Sky House is the real deal โ€“ a true sanctuary in the sky.

โ€œThis is a residence without comparison, both in its scale and in the way it redefines coastal living,โ€ said Andrew Gray, Robโ€™s brother and fellow Director at GRAYA. โ€œWeโ€™re proud to be leading the delivery of something truly unprecedented on the Gold Coast.โ€

Momentum in the building is already real. The entire Enclave development is being designed, developed, and constructed in-house, which isnโ€™t just a showcase of the firmโ€™s end-to-end muscle but also a level of control that guarantees the Enclave Sky Houseโ€™s meticulous attention to detail. A penthouse for its future owner, but for Rob and Andrew, itโ€™s also a demonstration of the scale, detail, and liveability GRAYA is capable of.

Construction on Enclave kicked off in June 2025, with completion slated for 2027. If your idea of Broadbeach living involves a private pool in the clouds and your own sports bar to enjoy with mates, the Enclave Sky House should command your attention.
