  • You can now become a part-owner of the spectacular NOT A HOTEL Rusutsu villa, located in Hokkaidō, Japan (against the backdrop of Mount Yotei).
  • Conceptualised by Snøhetta, this sky jewel offers eight bedrooms, four bathrooms, direct access to Rusutsu’s all-season ski slopes, and jaw-dropping wellness amenities.
  • The NOT A HOTEL Rusutsu villa officially opens in 2029.

At the powder-capped summit of Rusutsu Resort in Japan’s Hokkaidō is where you’ll find a 2,574-square metre masterpiece of a villa – meticulously designed by the team from Norwegian architectural firm Snøhetta and proudly presented by NOT A HOTEL.

It’s the kind of property usually reserved for Hollywood blockbuster setpieces and described in near-mythic detail by best-selling authors; a monument so close to the sky that you can practically touch the face of God (or notch an analogous religious experience). And for those of you with deep enough pockets, it can now be purchased for fractional ownership.

Impressively enough, the headlining detail about the villa isn’t the fact that it offers panoramic views of Mount Yotei or its direct access to Rusutsu’s ski slopes via a dedicated lounge. It’s the physics-defying form.

The villa is constructed from two stacked volumes made of reinforced concrete that curve towards the nearby landmark, thereby bringing to life the concept of the zenith that inspired Snøhetta’s vision; while the areas zoned within express “harmony to mind, body, and spirit.”

Built around a central open-air courtyard, the internal layout shifts between communal spaces with its suspended chimney, skylights, and floor-to-ceiling windows framing volcanic peaks; sumptuous private rooms to unwind; as well as the obligatory wellness centre featuring a Technogym-equipped workout studio, sauna/cold plunge, and indoor/outdoor baths.

The most noteworthy aspect, of course, involves the latter: there’s a cave-like meditation bath carved into stone for “stillness and reflection” along with an open-air infinity pool overlooking the mountain ranges. All this and just 90 minutes from Sapporo’s New Chitose Airport.

NOT A HOTEL’s Rusutsu Villa, which is scheduled to open in 2029, has been assigned a price tag of just over US$8 million (AU$12 million). Find out more about how you can secure a piece of the visually and spiritually sensational action below.
