Located in the heart of Southbank, the BLVD Penthouse Residences are a series of eight apartments bringing a new standard of excellence to the recently developed Melbourne Square — in more ways than one. Designed by the globally renowned David Hicks, he’s combined his East-meets-West aesthetic with a rethink of how developments like this can be conceived.

Instead of favouring repetitive floorplans, a practice usually followed in high-volume apartment towers, each penthouse has been custom-designed as though it were an individual project: think siblings, not twins.

It’s an interesting philosophy, favouring unique design over uniformity, which Hicks sees as a potential game-changer for future luxury developments.

That being said, each penthouse does of course retain consistency across key luxury features. With muted neutral tones, marble-clad surfaces and floor-to-ceiling windows that open up the space, these design choices give the apartments a Manhattan Row feel that’s otherwise missing from this part of Melbourne. The sense of scale conveyed by the floor-to-ceiling windows is mirrored by the view of Melbourne’s skyline and Hobson’s Bay.

The understated sophistication is characteristic of Hicks’ previous work, blending simple modernism with international elements – the opulence of New York developments, the refinement of Parisian apartments and the minimalism of Japanese hotels.

Whilst a blend of wabi-sabi, New York’s Billionaire’s Row and European chic might sound like a knotted combination on paper, here, it all seems to work.

Located on level 73 and above, with prices starting at $4.46 million, these quarter-floor penthouses range in size from 180m2 to 471m2. The largest of these is the “Garnet”: an expansive duplex that sits across floors 74 to 75, connecting these two spaces by a spiral staircase that sits above a reflection pool.

Each Melbourne Square BLVD penthouse also grants you exclusive entry to the Skye Club Lounge, which holds a cocktail bar, dining room and private gym.

Outside of the Lounge, you’ll also be able to access private dining rooms, a state-of-the-art gym, a 25m indoor swimming pool, a double-storey co-working area, and entertainment and lounge spaces that are all located within the tower. Stepping outside, the surrounding Melbourne Square precinct is also home to Kennedy Park.

The BLVD Penthouse Residences are expected to be completed by the first quarter of 2028, although expressions of interest have already been overwhelmingly received. If this attention is anything to go by, we could see the Australian market begin to trend towards custom-tailored penthouses in the future, with BLVD as the proud trailblazer.
