The $80 Million Penthouse With New York City’s Highest Outdoor Deck

In 2021 the phrase, “a million-dollar view” won’t get you that much at all. Take, for example, this stunning New York penthouse that sprawls across the entire 90th-floor of 35 Hudson Yards. To own the view from its outdoor deck that sits 280 meters above street level, you’ll need to multiply that million by 80 to pay the US$59 million asking price.

Located in Hudson Yards, which only a decade ago was the Long Island Rail Road train storage location, the skyscraper is one of the tallest residential buildings in New York. The 90th-floor apartment covers an expansive 10,171-square-foot area, of which 454 square feet is the private outdoor terrace. Perfect for alfresco entertaining.

From such a lofty position, which is even higher than the observation deck at the top of the Rockerfeller Centre, you’re reportedly able to see both Central Park and the Atlantic Ocean. The outdoor dining area isn’t the only drawcard, however, with the penthouse boasting five bedrooms, and is complete with another eight and a half bathrooms.

The kitchen of the penthouse at 35 Hudson Yards is fit for a Michelin-starred chef, with best in class Gaggenau appliances from Germany and all of the cabinetry by Smallbone, a bespoke English workshop. The lavish apartment also has a home office and gym, but its new owner can also enjoy the amenities provided by the Equinox Hotel. The hotel, which takes up much of the lower section of the skyscraper, includes facilities a Soul Cycle studio and several indoor swimming pools.

If that wasn’t enough, the building itself offers access to its own gym, boardroom, private theatre, stretching/yoga studio, and even a meditation room. You name it – and you’ll probably be able to find it without needing to leave the building.

According to Corcoran, one of the real estate firms responsible for the listing, the annual body-corporate fees will total more than $45,000 a year (US$33,555), which seems reasonable for what you’re getting.
